What are Trust and Estate Loans?

Thanks to California Proposition 19, your client can retain a parents low property tax base on an inherited home. When multiple child beneficiaries are involved, they are likely to need a loan to the trust or estate to equalize the distribution of that trust or estate. This is a Proposition 19 requirement to obtain a full exclusion from property tax reassessment. Due to the complexity of asset ownership in an irrevocable trust, risk and qualification limitations, very few lenders will lend directly to an irrevocable trust or probate estate.
